Greenrock is a third-generation family business with over 60 years of experience providing real estate and asset management services in Toronto. Our asset portfolio spans nearly 2 million sq. ft. across Toronto, including two commercial towers and six multi-unit residential buildings. The emission factors applied aligns with the period of energy data reported (2019). National Earth Award Winner for Postmedia Place (365 Bloor St. East)

The BOMA Canada National Earth Award recognizes excellence in resource preservation and environmentally sound commercial building management. Postmedia Place advanced to the national level after achieving a BOMA BEST Platinum Certification score of 96.1%, the highest in the GTA’s 250,000 – 499,999 ft2 office category. Postmedia Place won the BOMA Toronto Earth Award twice in 2018 and 2021.

In 2020, Natural Resources Canada (NRCan) awarded Postmedia Place with its ENERGY STAR certification, which recognizes properties with superior energy performance. According to NRCan, Postmedia Place is 92 per cent more energy efficient than similar properties across Canada.

Residential Boiler Retrofit Project

New high-efficiency Viessmann boilers were installed in 2020 at 40 Alexander Street, 50 Alexander St., 55 Maitland St., 77 Davisville Ave., and 45 Balliol St. This resulted in a collective energy savings of 463,800 m3/year.

Continuous Energy Improvements through Operational Changes from the OPSaver Program

Since 2018, Greenrock has participated in Toronto Hydro’s OPSaver program, a conservation program for commercial customers encouraging continuous energy improvements through operational changes.

365 Bloor St. East: From June 2018 to December 2020, the OPSaver results included a total electricity savings of 708,400 kWh. This is equivalent to the electricity consumed by 80 Ontario homes in a year.

180 Bloor St. West: Between July 2019 and December 2020, a total electricity savings of 548,083 kWh was verified by Toronto Hydro. This is equivalent to the electricity consumed by 62 Ontario homes in a year.

Portfolio-wide LED Lighting Retrofit Projects

A portfolio-wide LED lighting retrofit project was completed in 2018, which included the following buildings: 45 Balliol Street, 225 Davisville Avenue, 77 Davisville Avenue, 40 Alexander Street, 50 Alexander Street, 55 Maitland Street, Postmedia Place (365 Bloor Street East), 180 Bloor West, and 64 Merton Street.

The retrofit yielded a 4,978,642 kWh/year reduction in GHG emissions, equivalent to planting 96,138 trees/year or taking 524 cars off the road.

BOMA BEST Sustainable Buildings certification recognizes excellence in energy and environmental management and performance in commercial real estate. Postmedia Place) holds the highest level of certification: Platinum, which is awarded to buildings that have achieved a score of 90 per cent or above.
